The suburb of Mount Merrion has some of the best examples of large family homes in south Dublin, and there is constant demand for good, second hand houses in the area.

The choices range from modern, mid-sized 3-bed homes, to the larger, older 4 and 5-bedroom homes.

With the area’s proximity to the city, good public transport links and fine housing stock, it’s no wonder the demand is high. Coupled with fine views, bigger than average gardens and terrific amenities, this is a much sought-after area for many families wanting to trade up.

We have analysed the Property Price Register for homes sold between August 2015 and February 2016 for the area.

Apartment sales are not included in this list.

In January 2016, there was an exceptional sale of over €3m, which does not reflect the typical sale. Accordingly we have not included that sale in this analysis.

Despite needing modernisation, this beautiful and substantial 4-bedroom home has intact original features, a 200-foot long, south-west facing garden and side access, as well as 3 receptions and one bathroom.

SUBSTANTIAL OLDER HOME
58 CHERRY GARTH, MOUNT MERRION – sold for €955,000 in January 2016.
This substantial home sold for just under €1m in a usually quiet time of year, showing the demand for homes in the area. Compare this to a price of €840,000 for a similar house on the road (no. 32) in March 2014.

FIVE-BED FAMILY HOME FULLY RENOVATED
44 NORTH AVENUE, MOUNT MERRION – sold for €865,000 in November 2015.
This wonderfully restored and extended home with substantial gardens is near UCD and the N11; it was ready for a family to move in.

THREE-BED FAMILY HOME WITH LARGE GARDEN
18 GLENABBEY ROAD, MOUNT MERRION – sold for €590,000 in January 2016.
The substantial 3-bedroom home, on a quiet road adjacent to Deerpark Tennis Club, required updating, but has substantial living space and spacious gardens.

DETACHED FAMILY HOME WITH GARAGE
ST. PENRYST, 6 ST. THOMAS ROAD, MOUNT MERRION – sold for €1.7m in November 2015.
The detached 5-bedroom home, with garage and generous gardens, required extensive refurbishment before a family could live here.

BUNGALOW FAMILY HOME
11 CLONMORE ROAD, MOUNT MERRION – sold for €680,000 in December 2015.
Bungalows do not come on the market that often in Mount Merrion, and the ones that do have character, spacious gardens and lots of interest to families. This is a 3-bedroom semi-detached family home, with garage attached.

THREE-BED SEMI-DETACHED WITH GARAGE
28 CEDARMOUNT ROAD, MOUNT MERRION – sold for €650,000 in January 2016.
Fully refurbished, with a spacious garden and a garage, this fine family home is typical of the range of mid-priced homes in the area.
