Testimonial

Dun Laoghaire is a mecca for sailors and yachtsmen. But sailors recognise that when navigating in unfamiliar waters, ‘Local Knowledge’ is essential. The waters around Dun Laoghaire, Sandycove, and Dalkey pose many surprises for the inexperienced, and the same can be said for the Residential properties! Having worked with Des Lalor Auctioneers on the sale of my Vico Road, Dalkey residence, I was very pleased with their attention to detail – thereby finding a buyer who felt that the property which he fell in love with was also a sound investment with no hidden ‘surprises’. Des Lalor Auctioneers did the research, and came ready with answers to deal with the difficult questions that potential buyers tend to ask. There is no substitute for Local Knowledge.

Summary

The property at 2 Vico Terrace was a semi-detached house situated on the Vico Road with stunning views of the sea. It had been on the market for quite some time and, by virtue of the location, had attracted a good deal of interest but there appeared to be difficulty in converting that interest to serious offers. This delayed the plans of the vendor who wanted to redeploy the asset in this “empty nest” and let someone else enjoy the house.

Realising these difficulties Des Lalor Auctioneers were engaged to refresh the marketing of the property and sell the property for a figure which was considerably higher than the general market expectation prevailing at the time.

Des Lalor Auctioneers advised on steps to be taken to increase the appeal of the property and commissioned the production of a quality video which attracted interest and resulted in viewers from Europe, Australia and America. The promotional efforts resulted in the property being featured in a feature write-up in what is now the International New York Times. The patience and expertise of Des Lalor Auctioneers resulted in the property going Sale Agreed for 25% more than the presumed value of the property at the time.
